So we ended up losing our bid on the 1950's Cape Cod in a cul-de-sac neighborhood. However, during the whole process I was informed that I would need to obtain a land loan since we were planning on tearing down the house. I called my bank but they don't do land loans. So once again I called my Father-in-Law who informed me that he would check with some of his friends and associates. As it turned out, one of the people he checked with had some land on the market and wondered if we would be interested in it.Now, in all honesty, we knew about the land before we put the bid on the 1950's Cape Cod, but we decided that bidding on this house would be the best initial option. Of course, shortly after we realized it wasn't going to happen we decided to re-visit the offer.
It was an area a few miles from the 1950's Cape Cod we bid on. There were 5 lots, all about 1.5 acres, all of which backed up to a 46 acre park. None of the lots had been sold as of yet, and the seller was willing to drop the price and offer us an additional incentive.
POSITIVES:
-1.5 acres instead of 1
-Land was flat and cleared, nothing to tear down.
-Good schools.
-Buffer of trees in far back and a 46 acre park with play area, soccer, baseball fields, volleyball court, pitching green, and 1.5 miles of walking trails.
-Did I mention there was also a sledding hill?!
-Price seemed like a good deal.
-We would have a real yard. (Abby would love it)
NEUTRAL:
-Taxes slightly higher than where we were looking but less than where we are currently.
-Septic system instead of sewer. (same as where we were looking)
NEGATIVES:
-On a busier street.
-Farther and slower drive into work.
-No sidewalks.
Boo Wife and I thought about it and one weekend we went out to the park with Anthony and Abby and walked around. Maybe because the sun was out, maybe because it was a nice walk with the family after a long winter, maybe it just felt right.
We bought the land.
